Southside District

A commercial free-for-all, retail and commerce cronies unite on the southern side of town.

Two major malls and a throng of shopping centers make this a business mecca. And with so much competition, there can’t be anything but value.

The residential pockets are famous for ranch-style and patio homes, lots of apartments and condos. Landmarks like Bacon Park also exist with designated acreage – 500 of them – just for soccer, golf, swimming and tennis.

What to know about the Southside District:

  • The area’s mostly commercial, but there’s still water to be found – the Coffee Bluff community sits on the Hall and Vernonburg Rivers, with a marina, dry dock, oak trees, marsh and more azaleas.
  • Vernonburg is another township of the Southside District – with a plantation originally owned by the Rockwells. Ultra fab homes on the river.
  • Rent from $650 to $850 on average and buy from $125,000 to $200,000 on average. Areas like Vernonburg can go up to $1.5 million for a single-family home
  • Commercial properties aren’t any different – they lease for $10-$18 per sq/ft or sell for $100-150 per sq/ft
